HOUSE RULES
The following House Rules apply and must be complied with at all times by all persons occupying the Condo /Apartment whether as Guests or Visitors.

The Management reserves the right to evict any persons for failure to comply with the said rules:-

• Check In Time is 2.00 pm and Check Out Time is 12.00pm. Early Check In will be subject to availability and any extension (max. until 6.00 pm) will be subject to availability and a surcharge of 50% of the daily rate applies. Kindly check with Front Office to confirm any extension.

• 2 BEDROOM APT/CONDO - Maximum 4 Adults (Bayu Emas Only)
• 3 BEDROOM APT/CONDO - Maximum 5 Adults (Desa Pelangi and Bayu Emas)
  Child With Parents - There will be no extra charge for additional of 2 children under 12 years of age occupying the same apartment/condominium.
• All Guests and Visitors must register at Reception.
• All Condo / Apartment Rentals must be settled in Full before or upon Check In.
• Any Deposits paid to secure Reservations are non-transferable and will not be refunded if not utilized by the date reserved.
• Security deposit payable prior to Check in is refundable after deduction of incidental charges, if any, upon Checking out.
• Cancellation/No Show - No cancellation charge will be levied provided that the Management receives a 14 days written notive before the Check In date. In this case, the guest will receive a full refund of payments made. For cancellation made less than 14 days prior to the Check In date, all prior payments will be held in credit for use by the same guest within a 1-year timeframe starting from the cancellation date. Should the total payments be less than 50% of the total rental charge, the difference shall have to be paid by the guest upon cancellation of the booking. Any amounts paid in excess of 50% of the total rental charge will be refunded to the guest.

For tranquility of all residents, Visitors are not allowed to use any facilities and must leave Condo / Apartment by 11.00 pm.

Visitors staying overnight in the Condo / Apartment will be charged at a rate of RM30.00 nett (DP & BE) per person per night's a penalty.

This amount will be deducted directly from the Security Deposit upon check out.
• The Condo / Apartment and its fixtures, fittings, equipments and utensils must be kept clean and in good working order at all times. Any repairs, restoration, replacements, maintenance works required as a result of the Guests' or Visitors' negligence will be borne by the registered Guests.

• Gambling and any illegal activities are strictly prohibited.
• The Management shall not be responsible for any injury, loss or damage suffered by any person(s), vehicle(s), or properties of the Guests and / or Visitors whilst in or outside the Condo / Apartment.
• Parties, functions and excessive noise are not permitted in the Condo / Apartment. Guests shall keep all TV and Audio equipment volumes set at reasonable levels at all times.
• The Management or its appointed servants, reserves the right to enter and inspect any Condo / Apartment at any time.
• A Surcharge of up to RM200 (DP) or RM100 (BE) will be levied for each of the following infringement: Parties, functions or excessive noise, furniture disorder, causing dirtiness, burning or damaging to floor, wall, equipments or furniture
• Swimming Attire / Islamic Swimming Attire is required for all Guests using the Swimming Pool. Security Deposit will be forfeited for non-compliance
• Visitors staying overnight in the Condo / Apartment will be charged at a rate of RM20.00 nett (DP & BE) per person per night's a penalty.
• Desa Pelangi only - A surcharge will be levied for each of the following :-

(a) Loss of Car Park Sticker  …… RM 20-00
(b) Loss of Access Card        …… RM100-00
(c) Loss of Touch & Go Card …… RM100-00
